The history behind the formation of Commercial Lease Admin Services, LLC actually began in 1992 when founder, Jim Goodman,
changed from a career of active ownership in commercial buildings to a career dedicated to developing and administering
commercial lease databases for clients.
During the past 16 years Jim has worked with two major national commercial real estate brokerage companies in the development of
their client lease databases. Working with software developers within the brokerage companies and with each company’s clients, Jim
assisted in the development of software products and developed successful relationships with clients. Jim has conducted internal
audits of hundreds of asset-managed leases and has abstracted well over 3000 commercial leases as an employee of both major
commercial real estate companies and as an independent contractor. These leases range in complexity from the simple
office/industrial lease to the most complex of Manhattan, New York hi-rise office leases to major strip center grocery store anchor leases.
In 1997 Jim developed his first commercial real estate database software product using Microsoft Access® as a foundation.
Response from clients to the product was excellent; however, there did not exist an effective way to make database software
available as a truly web-based solution.
In 2003 all three pieces came together to produce a state-of-the-art product combined with Jim’s passion for service, at a price that
reflects an outstanding value. First, the development of internet web utilization for solving problems over any distance on a 24/7
basis. Second, the advent of new programming disciplines has allowed software development for web-enabled applications to reach
a new level of sophistication, while keeping things simple for the user. Third, and most important, is the passion for excellence that
Jim and his team bring to your company in the form of lease administrative services to back up his proprietary lease administration
software.
